We get to know you and your property or your property. Presumably you also have precise pricing ideas – and we will tell you directly honestly and openly whether they are realistic or not. There is a very simple reason for this: we want to sell your property and not as a decorative online trophy on our website. If your ideas and our recommended prices are too far apart, both sides will not be happy. That is why we are handling this issue honestly and aggressively.

How do we determine a price proposal

On the one hand, we have seen almost 30 years of experience in the local real estate market, bubbles coming and crises going. On the other hand, we know the market very well and have an efficient network of local real estate experts who also take into account the special features on site.

There are no expert committees or uniform valuation criteria in Spain – and this makes a valuation of a property quite more complex than in Germany. Even the official sources of information such as land register (Registro de la Propiedad) the Cadastral Office (Catastro) and the building authorities (Urbanismo) usually do not work together, so that one cannot resort to uniform data.

The price to be determined includes, among other things, age, location, construction quality, equipment and land and the market situation. Therefore, we will tell you openly and honestly what price we think you can achieve with your property.

What happens next?

If we are sympathetic and united, we take photos of your property, take all the numbers, data and facts and create a meaningful description. Subsequently, it is offered on our website, various real estate forums, via social media and in international portals. If it exactly meets the search criteria of one of our customers, we will introduce you to your object directly.

It is important to us that we have the opportunity to visit your house with interested parties. So if you are not there, we need a key to your property or a contact person to take care of your property during your absence.

What costs do you have to reckon with as a seller?

We sell your property at a jointly determined price. If the sale is successful, we will receive five percent of the sales amount as commission, plus 21 VAT

The seller pays the value added tax, the energy certificate, the habitability certificate (if missing) and 10 (in words: ten) percent taxes from the selling price at the notarial signing of the Escritura.

The applicable fees for the sale (IBI, notary, etc.) are borne by the buyer.

Exclusive contract or not?

We want to find the right buyer for your property. But of course we also want YOU to sell your properties. Therefore, we do not insist on exclusive contracts. We think these are not in the seller’s interest. However, we are of course happy if you want to entrust your property to us exclusively for a while.
